Residential mortgage fraud has become a major problem in many parts of the country, and it is costing each of us significantly in higher interest rates, higher bank fees, and loss in investment income. When the banks lose money, the loss is passed on to depositors and investors. When mortgage-backed securities loose value, our 401K’s are devalued, and consider that most 401K’s and other retirement plans have some portion invested in mortgage-backed securities. How can we recognize mortgage fraud?

SLICING OUR MARKETING PIE

If the marketing budget to promote the Landings was represented as one of your Mom’s pies, how would you slice it? Would you slice the biggest piece for magazines and other print media? Would you dramatically increase the portion for Internet and other electronic media? Would you slice a bigger piece for face-to-face marketing? How much would local media get? Ideally you would get Mom to bake a few more pies so everyone would be completely satisfied. Unfortunately, the kitchen is closed. We have only one marketing pie and we have to carefully portion it.

STAYING FIT PHYSICALLY AND FINANCIALLY

The Landings Club is working diligently on a proposal for an addition to and renovation of the Fitness facility at Oakridge. This fall, Club members will be asked to approve a commitment to this project. We should encourage all Club members to support this effort for the benefit of all residents of the Island.

THE CHALLENGE OF MAINTAINING AND ENHANCING THE VALUE OF OUR HOMES

Only when we receive our property tax bill from Chatham County do we wish the value of our home had not appreciated. Most of the time, we want the value to increase. We want to see the value of our home investment grow. We want to keep up with the market, or to exceed it! We want to be able to upsize or downsize sometime in the future without taking a financial loss. We may want to provide a secure future for our spouses and families. We want the eventual transfer of our property to be profitable.

MARKETING THE LANDINGS

In the broadest sense, marketing the Landings is the responsibility of every resident and entity on the island. Individually we provide the best testimonials of the value our homes and lifestyle to visitors and potential residents. The specific responsibility for marketing, however, is entrusted by The Association and The Club to The Landings Company.

SELECTING YOUR BEST INSPECTION OPTION

In an effort to protect the consumer and to enhance universal understanding of sales contracts, most Realtors in Georgia recommend that purchasers and sellers use a standard purchase and sale agreement developed by the Georgia Association of Realtors. Paragraph 8, of that agreement, provides the guidelines for the purchaser’s inspection of the seller’s home subsequent to signing an agreement and prior to the closing.

HOW BRIGHT IS OUT FUTURE?

We may not need sunglasses every day this year, but the latest predictions from the National Association of Realtors (NAR) is that 2006 will be another bright year for real estate sales. After a fifth consecutive annual sales record, NAR economists are projecting 2006 to be the second best sales year in history, only slightly trailing 2005. While demand for Landings properties remains high, the health of the national market is very important to us. New purchasers typically have homes to sell in other parts of the country, so our sale can depend on the ability to sell a home in Connecticut or Michigan. Rising interest rates, higher building costs reflecting higher energy costs, or the general state of the economy, ultimately trickle down to affect our local market.

The Landings is a tremendous value, as all of us on the island know. Reasonably priced housing, terrific amenities, great climate, and a beautiful environment. Our residents are bright, friendly, generous, and involved in community, churches, the arts, social clubs and charities. On a limited national marketing budget, we are getting this message to many potential newcomers, but we need your help.

HOW ARE WE DOING?

We? Yes, we! The sole stockholder of the Landings Company is the Landings Association, which is comprised of the property owners of the Landings. The Company has a mission to attract potential residents to our island by marketing the Landings nationally and locally. Competing real estate companies doing business here do not have the responsibility and expense of marketing the Landings to a national audience. The profits of the Company are the sole source of funds to market our community to a national audience. No other broker or island entity is providing these needed funds. All sellers and buyers on the island, the Association, the Club and the other real estate companies benefit from the marketing efforts of the Company, so the support of every property owner is important. When property owners list or sell through a competing broker, the funds available for national marketing are decreased. This is very important, since national market remains the major source of new buyers for our properties.

A large part of our charm and our attraction is in the appearance of our properties, the condition of our amenities, and the beauty of our byways and trails. The value of our homes depends on maintaining and enhancing the investments the developer, former residents and present homeowners have made in the past.

Apologies to Johnny Mercer, but we are very pleased with the response we had on April 27, to the offering of the new Moon River Landing lots. The developer, Waterway Investments, Inc. is the development arm of the J.C. Lewis family. The family is well known in Savannah for their business enterprises and for their generous benevolence to the city. Wistar Lewis has been the on-site guru for Moon River Landing and his hard work and attention to detail has given us a beautiful new addition to the Landings.

MEETING THE CHALLENGES OF 2005 AND BEYOND

Your real estate company had a very good year in 2004. We will be sharing the numbers with you in February, after our final audits and our reports are made to the Association. As we write this in December, however, we are optimistic that 2004 will prove to be one of the best years for real estate sales in the Landings. We have spent much energy in 2004 reviewing our mission for the Landings property owners and have initiated new programs which should help us better serve you in 2005 and beyond.
